Looking for suggestions as to how to make a stigmatized listing fresh again?
Looking for suggestions as to how to make a stigmatized listing fresh again?
What do you think I should do about marketing a property that was listed several times before with other companies and now seems to be stigmatized???
Y-O-Y Average Price per sq.ft. has now dropped again to the average of $120 per sqft. down -8.4%. in this area. We are listed at $100 per sqft.
Anyone have any suggestions as to how to make it fresh again?

I paint to relax I paint a lot on both sides of the frame. Most of my stuff is over 5’ tall so when I turn a piece over it changes the whole look of a room. I love being able to do that without a moment’s notice. Consequently you get two paintings with every piece! I have been working hard at making my newest creations as light weight as possible. I have paintings that are over 12ft long that can be held up with one finger. Anyone can flip them over. I go around the house flipping paints over as fast as my moods change. Whenever I’m in a funk one of the first things I do is walk around turning my art work over. It literally helps me see things differently; often turning my mood right around!

Sellers Chasing the Market?
Real Estate is one of the only industries that solely uses the past to predict the future. Realtors use the comps to help sellers place an asking price on their homes. Do hockey players go the where the puck has been or to they try to anticipate where it is going???
When sellers price their home as if it was still a seller’s market they chase this market. We all know the seller that thinks their home is worth a little more than the competition and then lists it for a little bit more. The seller’s dialogue is always some version of… “well, people can always make an offer”
In all fairness; some sellers have very little choice, they owe more on their mortgage than the current market value. This is one of the big reasons there are so many foreclosures and that in turn makes the prices fall even more…but there is a bottom and there are a lot of buyers out there ready to jump on these deals!!!! I can’t blame them this is the greatest sale in …home sales history!!! So go out today and grab a great deal and live happier ever after…
